Now that 2022 has come to a close, let’s take a look at what businesses are expected to open new locations in the midstate here in 2023.
Cumberland County
Hampden Township
The Cloud 10 car wash on North Front Street in Wormleysburg. The company is building a new facility on the Carlisle Pike as well.

Cloud 10 Car Wash is building a 10,370-square-foot car wash facility on the former site of the very first Ollie’s Bargain Outlet store at 6040 Carlisle Pike. The new location is expected to open in the spring, according to the company website.

Legend at Silver Creek, a personal care and memory care residence is expected to open in July at 425 Lambs Gap Road. The 88,000 square-foot facility will include 75 personal care apartments and 20 memory care apartments, along with dining venues, recreation areas, a garden and specialized rooms for physical therapy, programming and other activities.

Select Medical
Select Medical said it will partner with the University of Pittsburgh Medical Center to open a freestanding inpatient rehabilitation hospital on UPMC’s West Shore Campus on Technology Parkway. The hospital will include 35 private rooms. The facility will include rehabilitation equipment to treat patients recovering from stroke, spinal cord injury, brain injury, amputation, neurological disorders and orthopedic conditions. The facility is expected to open next year.
Lemoyne

Schoolhouse Flats
Schoolhouse Flats at the former Lemoyne Middle School at 701 Market St. will include 46 apartments. Each unit will feature stainless steel appliances and hard surface counters, and some units will have a private patio. Eight of the units will be built in the former gymnasium and will feature rooftop decks. Other proposed amenities available to residents include an on-site gym, on-site parking, bike storage, a pet washing station and a courtyard with designated cornhole, bocce ball and outdoor theater space. A sign at the property said the building will open in early 2023.
Mechanicsburg

Glitz Soap plans to relocate its store from 1 E. Main St. in Mechanicsburg to Legacy Park, the mixed-use development on Market Street, in early 2023. Glitz makes and sells soap, lotions, shampoo, men’s beard products, bath bombs, shower steamers and bubble bath among other items. Products are made with vegan ingredients.
Shippensburg Township

Parx hopes to open a new mini-casino outside Shippensburg before the end of this year.
Parx Casino Shippensburg is expected to open in February. The 73,000-square-foot mini-casino at 250 South Conestoga Drive will include approximately 500 slot machines and 48 electronic table positions, along with a 100-seat restaurant and sports bar. The menu will include fresh, stone-baked pizzas made to order in a fire oven, as well as sandwiches, spaghetti, and fish and chips, among other items.
Dauphin County
Harrisburg

Midtown Lofts
Wormleysburg-based Integrated Development Partners is the developer on the Midtown Lofts, which are being built at 1122 Green St. The 16 luxury apartments will be opening up in June 2023.
Narcisse Theatre Company is leasing space from Harristown Enterprises at 312 Chestnut St. and is expected to open in April.

Fernandez Realty Group is building a new facility, Sycamore Homes, on the 1400 block of Sycamore Street, which will include 23 one-bedroom units. The project is expected to be completed in the first or second quarter of 2023.
Tamara Boutique
Tamara Boutique has leased space from Harristown Enterprises at 17 S. Third St. in Harrisburg and is expected to open in the first quarter of 2023.
Londonderry Township
Online retailer to open 1.1M square-foot warehouse and fulfillment center in central Pa. [email protected] | Jimmie Brown
First Logistics Center @ 283
First Industrial Realty Trust is building a 700,000-square-foot facility at First Logistics Center @ 283, which is located along Route 230. The facility is being built adjacent to a 1.1 million square-foot facility at 2771 N. Market St. that First Industrial Realty Trust developed and recently leased to online retailer, the Boohoo Group. The new building is expected to be completed in the second quarter of 2023.
Lower Paxton Township

AutoZone
The former A.C. Moore store at The Point shopping center has been vacant for years after the retailer announced in in November 2019 that it would be closing all of its stores. But finally a new retailer is moving in. AutoZone has leased the 24,890-square-foot space, according to True Commercial Real Estate. AutoZone sells automotive replacement parts and accessories. The real estate firm said that the store is expected to open in the spring.

PetSmart
PetSmart is scheduled to open at the Colonial Commons shopping center in the third quarter of 2023, according to Blake Shaffer, a real estate agent with Bennett Williams Commercial, which is marketing space at the shopping center. PetSmart sells pet supplies and offers services for pets.

Steelton
Steel Works Apartments
The building will have 42 apartment units and is located on North Front Street at the Steel Works development. It will also have 800 square feet of commercial space. The building is expected to be completed in 2023.
Susquehanna Township

A new early learning center, Kiddie Academy, will consist of more than 10,000 square feet of space along with outdoor play areas. Kiddie Academy of Harrisburg plans to serve 150 children ranging from infants to five-year-olds. The facility will be located in Susquehanna Union Green and will have an entrance on Progress Avenue. The center is expected to be completed in the second quarter of 2023.
Swatara Township

Faulkner Toyota/Faulkner Honda
Faulkner Toyota and Faulkner Honda on Paxton Street will be forced to move by PennDOT due to the I-83 expansion, but they won’t be moving very far. Faulkner has purchased the former Commerce Bank/Metro Bank headquarters and former home of Computer Aid Inc. at 3801 Paxton St. The new campus will include Faulkner Toyota, Faulkner Honda and Faulkner Subaru and is near Faulkner Nissan. The building at 3801 Paxton St. will be split into two buildings – one for Faulkner Toyota and Faulkner Honda, and one for Faulkner Subaru. Faulkner Toyota and Faulkner Honda are expected to open in the new space in November 2023. The timeline hasn’t been set for the Subaru dealership yet.

Fleet Feet
The athletic shoe and apparel retailer plans to open a store next year at the High Pointe Commons shopping center. The 2,700-square-foot store will open at 4640 High Pointe Blvd.

Urban Air Adventure Park is expected to open in late 2023 or early 2024 next to Petsmart at 4200 Derry St., taking over a longtime vacant spot that previously housed a movie theater and Gingerbread Man restaurant. Urban Air advertises itself as the largest indoor adventure park operator in the world and features about 20 attractions including ropes courses, Urban Air’s Sky Rider, Battle Beams, dodgeball courts, electric Go-Karting, obstacle courses and more. Fast-casual cafés also operate inside the indoor parks.
Franklin County
Guilford Township

A Delaware County company has announced that construction has begun on a $115 million, 1,006,500-square-foot cross-dock warehouse/distribution center in Franklin County. (Rendering provided)
Chambersburg Logistics Park
The Endurance Real Estate Group is partnering with the Guardian Life Insurance Company of America to construct a 1,006,500-square-foot distribution center off of Exit 10 along Interstate 81 at 250 Alleman Road.
Lebanon County
South Londonderry Township

ECS, a commercial cleaning service, is building a 22,000-square-foot building in Flightpath Sports Park. ECS is moving its headquarters from South White Oak Street in South Annville Township to Landings Drive in South Londonderry Township. The new corporate support center is expected to open in the summer of 2023.
York County
Springettsbury Township
